VILLA TULUM
KÁAHAL is a luxury villa with 483.37 m2 of construction developed in CONSCIENTE.
The objective of this house is to create an interaction with nature, generating a connection between the user and its environment while respecting the construction footprint of 23%.-ACCESS
Pedestrian access that integrates with the exterior, it has double height and a skylight for the entrance of natural lighting, a 52 cm deep water mirror to delimit the access to the interior of the house.
The entrance to the following areas will be through sliding doors.The social area is open and consists of a living room, dining room and kitchen with a height of 2.70m free of finished floor to ceiling.
The kitchen is connected to the main entrance through a second service door.The outdoor area has a 1.40m deep pool with an area of 29.00 m2, as well as a small terrace.
The wall on the south side was designed so that images can be projected on it.
The outdoor area also has a fire pit.On the west side of the house we designed a multipurpose room that can be modulated as required by the user.The house has a half bathroom and a laundry area at the back of the kitchen.
Also, it has 2 parking spaces with dimensions of 2.20 x 5.00m respecting the building regulations of the municipality.BEDROOMS
on this level we can find on the east side, two bedrooms, each one has a closet area, private bathroom and a shared terrace and the west bedroom has a walk in closet and double sink in the bathroom.
The height of these rooms is 2.70m free from finished floor to ceiling.
MASTER SUITE
on the last level, we have the master bedroom, which has a terrace, jacuzzi overlooking the jungle, walk in closet, private bathroom and minibar.
SOLAR PANELS
A space for the installation of solar panels was considered on this level.For the construction of the house, traditional materials and construction systems of the region were used.
It has a foundation based on isolated and continuous footings made of masonry, buttresses and joist and vault slabs.
The structures are formed with reinforced concrete columns and beams, in the same way as the mezzanine slabs. The walls were built with hollow block confined with concrete dalas and concrete castles, flattened and concrete castles, flattened with mortar mix.
The building has an avant-garde image in light and gray colors, wood details, Mayan stone and apparent concrete with the following specifications:
- Windows and doors
Eurovent 150 premium, 45 premium and 50 clasic series aluminum sliding and fixed doors and 6mm clear tempered glass were installed.
- Carpentry
Interior doors with Tzalam finish and main wood doors with parota finish. The closets are with shelves and doors of prefabricated agglomerate wood, with drawers and tubular according to carpentry plans.
The kitchen cabinets are made of steel tubular metal structure with granite or similar; doors, skirts, shelves and drawers of tzalam wood according to plans. Includes: sink, mixer with single lever mixer.
- Floors
The floors are covered with wood-type porcelain tile. The staircase in the main entrance is made of reinforced concrete and covered with black quarry.- Walls
The dividing wall between the pool and the living room is covered with Mayan stone as a puzzle. The walls of the bathrooms are covered with ceramic tile and non-skid ceramic tile floors. The rest of the interior walls have a fine flattened with putty finished with vinyl paint and the exterior walls are finished with dark gray kimiplaster.
- Swimming pools
The pools are built on a foundation slab reinforced with 3/8” rebar and hollow block walls with castle walls, flattened with the rich technique and finished with light gray kimiplaster. They have stairs and benches made on site and each one with its own machine room.
The main pool and water mirrors on the first floor have all the necessary equipment for cleaning, disinfection, filtration and water circulation.
- Plumbing and rainwater systems
The plumbing and rainwater installations were designed for a constant water supply and efficient rainwater collection. The potable water supply will be provided by an extraction well driven by a centrifugal pump that will direct it to the softening system, which will filter the water and supply all the services of the house. Rainwater will be captured and directed to an absorption system by means of wells.
As for the wastewater and gray water, it will be directed to a septic tank.
